class=\"rich_media_content\"\u003e\u003cdiv\u003e\u003cp\u003e北京嫣然天使儿童医院（以下简称：嫣然医院）租金纠纷一事，连日来把这家国内首个民办非营利儿童综合医院推到舆论中心。\u003c/p\u003e\u003cp\u003e1月17日，新京报记者看到，医院侧墙上的招牌已经不见了，但留下的印迹还清晰地展示着医院的全称。门口的玻璃墙上张贴着房东的告知信，信上写着：嫣然医院自2022年1月起未按合同约定支付房租、物业费等，截至2025年9月已欠超过两千多万元。\u003c/p\u003e\u003cp\u003e这笔债务经媒体报道后引发了广泛关注。李亚鹏曾在社交媒体上回应称：“嫣然天使儿童医院也许会成为历史，但我们会站好最后一班岗。”\u003c/p\u003e\u003cp\u003e眼下，医院还在运转。院内一层的诊区里，仍有感冒发烧的患者。内科、耳鼻喉科等专家坐诊的宣传海报也摆在就诊区。一名工作人员告诉记者，目前院内还有20多名唇腭裂患儿住院，寒假已至，有家长拖着行李箱带孩子入院，等待手术。\u003cbr/\u003e\u003c/p\u003e\u003cp\u003e得知嫣然医院面临困难后，不少网友自发捐款，希望医院能继续开下去。但院方称，医院没有公开募捐的资格，通过嫣然基金筹集的资金只能用于唇腭裂相关的救助，不能用于交房租。接下来，医院能否填上房租缺口、是否将搬迁等，仍没有确切答案。\u003c/p\u003e\u003cp\u003e\u003c!--IMG_0--\u003e\u003c/p\u003e\u003cp label=\"*小标题\"\u003e“房租翻倍”之争\u003c/strong\u003e\u003c/p\u003e\u003cp\u003e这是一栋位于望京的四层建筑。墨绿色玻璃外墙点缀着彩色圆点，走进院内，墙上鲜艳的卡通图案让这座医院看起来充满童趣。\u003c/p\u003e\u003cp\u003e医院一层设发热门诊，二层为专科门诊，三层是唇腭裂患儿病房，四层为手术室。医院工作人员介绍，通俗来说，一、二层门诊的收入会用来补贴三、四层的唇腭裂救治业务。在这里接受手术的患儿，约七成属于免费救助。\u003c/p\u003e\u003cp\u003e\u003c!--SECURE_LINK_BEGIN_0--\u003e李亚鹏\u003c!--SECURE_LINK_END_0--\u003e曾公开表示，希望通过嫣然医院将嫣然基金转化为拥有“自我造血”能力的公益机构。2014年，他在接受媒体采访时提到，医院若能实现收支平衡甚至产生盈余，盈余将用于救助贫困家庭的唇腭裂儿童。\u003c/p\u003e\u003cp\u003e如今，这一“自造血”模式似乎陷入困境。房租纠纷发酵，医院也被推到“交不起房租”的舆论风口。\u003c/p\u003e\u003cp\u003e“欠债还钱，天经地义。”提起租金纠纷，医院一工作人员回应。院方认可欠租金的事实，只是希望能在不影响救治的前提下，寻找新址并逐步偿还欠款。“医院也并不希望赖在这里，更无意以公益属性去道德绑架对方（房东）。”\u003c/p\u003e\u003cp\u003e此前，嫣然医院通过微博官方账号发文回应，房租债务事件源于2020年原有租约到期，房东将续约租金上涨了一倍，“为了保证持续经营，医院只能同意了新的租金价格。”\u003c/p\u003e\u003cp\u003e该回应还称，“经历了三年特殊时期，医院面临巨大经营困难，目前房东起诉的欠缴租金为2020年以来上涨一倍的租金的部分。如果按原合约的租金，我们都已竭尽所能完成了支付。”\u003c/p\u003e\u003cp\u003e房东张某的律师对“房租翻倍”的说法有不同解释。她告诉新京报记者，所谓“翻倍”是把前后两个十年租约的价格直接对比：前一份租约后期月租约44万元，续约后调整为每月80万元，但她表示，早年房东以明显低于市场的价格出租给医院，属于带有公益支持性质的合作。“从2011年到2019年，我们收取的租金是每天每平方米2.65元。而当时望京同地段独栋商业用房的市场价是8.5到10元。”\u003c!--MID_AD_0--\u003e\u003c!--EOP_0--\u003e\u003c/p\u003e\u003c!--PARAGRAPH_0--\u003e\u003cp\u003e她还表示，2019年续约时，房租虽上调至每天每平方米5.24元，但仍低于周边同地段7元左右的市场价。房东一方还提到，一般写字楼的使用率只有七八成，但涉租楼宇的使用面积达97%。\u003c/p\u003e\u003cp\u003e据公开资料，望京甲级写字楼租金自2011年前后进入上行期，2010年日租金约每平方米3元，至2015年末升至每平方米约8元，5年间涨幅超过一倍。2019年之前，望京SOHO日租金成交价一度涨至每平方米10元，2023年多在每平方米5至6元成交。\u003c!--MID_AD_1--\u003e\u003c!--EOP_1--\u003e\u003c/p\u003e\u003c!--PARAGRAPH_1--\u003e\u003cp\u003e记者检索多家写字楼租赁平台发现，目前望京片区日租金均价为每平方米5至7元，低价区间约2.5至4.5元，高价可达10至12元；嫣然医院正对面的望京SOHO，日租金报价多在每平方米3至5元。\u003c/p\u003e\u003cp\u003e院址曾以低于市场一半的价格租下，这一点院方自己也曾公开承认。2012年，医院刚成立时，彼时的院长就对媒体表示，医院从地胶、油漆到空调、节电系统等都是企业捐赠的。“医院租楼所花费的房租，也得到了低于市价一半的优惠。”\u003c/p\u003e\u003cp\u003e label=\"*小标题\"\u003e疫情冲击致经营困难，医院主张继续履行租约\u003c/strong\u003e\u003c/p\u003e\u003cp\u003e“矛盾的根源在于对方长期拖欠租金。”房东一方告诉记者。\u003c/p\u003e\u003cp\u003e双方房屋租赁合同纠纷案的判决书显示，双方2010年签订首份十年租约，初期租金为38万每月，租金每两年上调5%。2019年11月，双方续签新的十年租约，2020年8月起，按月租80万元起算，每两年5%递增。2022年1月起，医院未按合同约定支付房租。\u003c!--MID_AD_2--\u003e\u003c!--EOP_2--\u003e\u003c/p\u003e\u003c!--PARAGRAPH_2--\u003e\u003cp\u003e之后，房东提起诉讼要求解除合同并腾退房屋。2023年10月10日，该案一审开庭审理。\u003c/p\u003e\u003cp\u003e嫣然医院在诉讼中辩称，医院违约程度轻微，且违约行为并未影响租赁合同目的实现，合同不宜解除。\u003c/p\u003e\u003cp\u003e院方称，双方续约时，不仅租金提高，且因疫情和防控措施导致门诊与手术量下滑，医院经营困难。2022年底疫情解除后，医院已逐步恢复疫情前的运营水平，并探索新的募捐方式筹集更多资金，医院有意愿且有能力继续支付房租，合同目的不因医院疫情期间违约行为而受到影响。\u003c!--MID_AD_3--\u003e\u003c!--EOP_3--\u003e\u003c/p\u003e\u003c!--PARAGRAPH_3--\u003e\u003cp\u003e院方主张应调低租金标准或者减免2022年4月至2023年1月期间6个月租金，还提交了望京区域租金下调至每天每平方米2.5至4元的相关材料。\u003c/p\u003e\u003cp\u003e房东一方则认为，若认为租金不合理可协商终止，但在未达成一致的情况下拒付租金属于恶意违约。\u003c/p\u003e\u003cp\u003e法院最终认定，长期拖欠租金已严重损害房东权益，构成违约，法院确定续签的合同于2023年10月10日解除。法院支持院方减免3个月租金的诉求，判其向房东支付2022年4月至2023年10月租金共计近600万元。\u003c/p\u003e\u003cp\u003e此后，嫣然医院提起上诉，请求改判。法院二审维持原判。截至二审判决作出当日——2025年7月29日，嫣然医院所欠房租、房屋占有使用费和物业费，共计2503万元。截至今年1月18日，嫣然医院已欠超过3000万元。\u003c/p\u003e\u003cp\u003e\u003cstrong 图/社交平台网页截图\u003c/p\u003e\u003cp\u003e1月17日下午，李亚鹏发视频回应称，“过去的两天多时间，有超过18万名捐赠者，共计为嫣然天使基金捐赠了900万元左右的善款。”\u003c/p\u003e\u003cp\u003e记者注意到，该项目的执行机构为中国红十字基金会。嫣然天使基金是在中国红十字基金会的支持和管理下设立的唇腭裂专项基金，该基金和嫣然医院是两家独立机构。\u003c/p\u003e\u003cp\u003e嫣然医院工作人员告诉记者，嫣然天使基金筹得的善款只能用于唇腭裂救助，不能用于医院房租、工资等日常运营开支。并且，嫣然医院不具备公开募集善款的资质。\u003c/p\u003e\u003cp\u003e根据中国红十字基金会官网，《嫣然天使基金管理规则》的基金用途有四项：为家庭贫困的唇腭裂患者提供医疗、康复，以及教育等方面救助；开展专项宣传和筹资活动；资助唇腭裂疾病的学术交流和研究；与救助唇腭裂患者相关、符合中国红十字基金会宗旨的其他公益项目。\u003c/p\u003e\u003cp\u003e记者注意到，除了抖音捐款链接，在嫣然医院的微信公众号内点击“帮助我们”，将出现“为嫣然医院‘唇腭裂儿童’筹建新家”为标题的“支持”链接。文案写着：“如今，医院却因租金重压，站到了迁徙的十字路口……我们正奋力筹建新的‘嫣然之家’。每一次援手，都在浇筑一个不会被迫搬离的未来。”文章下方有付款按钮和“支持99元获赠帆布包，支持199元将获赠日历”等相关信息。\u003c/p\u003e\u003cp\u003e\u003c!--IMG_3--\u003e\u003c/p\u003e\u003cp
